Scope of Services
Client Briefing
We gather as much information as possible about you and your project to identify your desired outcomes including layout, functionality, scale, aesthetics and budget.
Site Analysis
Preliminary analysis of proposed site specific conditions, regulations and constraints and arrangement of soil analysis, survey and BAL assessment, if required.
Schematic Concept Design
Return brief conceptual sketched plans provided, including material palette ideas.
Design Development
Client brief and approved conceptual sketches refined and computer modelled to include selected materials, colours and finishings.
Detailed schematic design plans, 3D visualisations and walk through of the design is provided so you can experience the space.
Planning Approval
Preparing documentation for planning approval, ensuring compliance with residential design codes and building requirements.
Coordination of relevant consultants, including Energy Efficiency Assessment and management of Shire Council Development Approval, if required.
Building Approval
Preparing construction documentation and detailed working drawings including, but not limited to site/floor plans, elevations, sections, structural detailing and schedules to allow for accurate tendering, compliance with current building standards and applying for the building permit.
Coordination of Structural Engineering and management of Shire Council Building Permit, if required.
Tendering
Coordination of the tender process to enable accurate pricing, recommendation and selection of a builder most suited to your project.
Procurement
Selection and procurement of finishes, furniture, fittings and appliances to compliment existing joinery and materials, if required.
Providing scope of works, sourcing and appointment of trades and suppliers for owner builders.
Contract Administration
Preparation of building contract documentation for signing. Regular site visits to ensure building works are being administered in accordance with the agreed contract, including design, quality, progress and price with regular progress reporting to you, our client.
Respond to queries and arrange certification of builders progress payments.
Construction Project Management
For owner builders, conduct regular site visits and progress reporting.
Scheduling of trades and suppliers, site inductions and receiving of deliveries.

Design development including sketches, mood boards and 3D representations of internal concepts, joinery design and finishes selection.
